Free Home Inspection Software 2026: Trials & Options

Looking for free home inspection software? Compare free trials and low-cost options, plus why Binsr's 5 free inspections are a better way to test software.

Free Home Inspection Software 2026: Trials & Options

Quick answer: There is a difference between permanently free inspection software and a useful free trial. Binsr gives inspectors five free inspections with no time limit and no credit card, which lets you test the complete workflow on real jobs instead of racing a trial clock.

There is no serious permanently free inspection platform, though comparing what each one actually costs narrows the field quickly. What matters is whether a trial gives you enough real usage to know if the software will save you time before you pay for it.

Why "free forever" is usually the wrong target

Inspection software handles reports, photos, client data, payments and business records. Reliable storage, support, ongoing development and increasingly AI usage all cost money. A platform that charges nothing eventually cannot pay for the infrastructure your business depends on.

There is a harder version of this too. Your report is a legal document. The photos in it may be evidence. If the platform holding them disappears, or a free tier gets discontinued, you have a problem no refund fixes.

The smart goal is therefore not finding software that costs nothing forever. It is finding the lowest-risk way to evaluate a real platform on real inspections.

What each trial actually gives you

Platform Free trial Card required
Binsr 5 inspections, no time limit No
Spectora 2 inspections, no time limit No
Inspector Toolbelt 5 reports, live and unwatermarked No
HomeGauge 30 days Not published
Home Inspector Pro 30 days Not published
ISN 30 days, monthly minimums may apply Not published

A trial measured in inspections beats one measured in days, because the clock on a 30-day trial runs whether or not you have work booked. Two of the six here are inspection-counted, and Binsr gives you more than twice as many as the other.

What the trials actually look like

Binsr gives you five free inspections with no time limit and no credit card.

Inspector Toolbelt gives you five free reports with no credit card, and those reports stay live with no watermarks. That is close to identical to ours and we are not going to pretend otherwise.

Spectora gives you two free inspections with no time limit and no credit card. HomeGauge and Home Inspector Pro both run 30-day trials. ISN runs 30 days.

The distinction that matters is usage-based against time-based. A 30-day clock is fine if you inspect every day. If you are seasonal, part-time, or building a book of business, a countdown can expire before you have run enough real jobs to learn anything.

The genuinely cheap options, if price is the real question

Sometimes "free" in a search box means "as close to free as possible." If that is you, these are the real answers.

EZ Home Inspection Software is the cheapest credible platform outright: $199 per year for desktop, or $299 for desktop plus mobile with offline use, voice-to-text and cross-device sync. That is around $25 per month.

Tap Inspect is $7.50 per job, sold in blocks of 20. For a part-time inspector doing eight jobs a month, that is $60, and a quiet month costs nothing.

Palmtech is $50 per user per month and includes an AI Image Defect Detector and Comment Helper at no extra charge.

None of these is free. All of them are cheap enough that the subscription is not the thing standing between you and a working business.

Why Binsr's trial structure is unusually useful

Five inspections with no time limit means the clock does not run out before you have tested the software on enough real properties. For seasonal or low-volume inspectors, that is the difference between a real evaluation and a rushed one.

Five jobs is also enough to do the test properly: import your real template, run different property types, try voice and photo capture, deliver reports to actual clients, and see whether the workflow genuinely reduces after-hours work.

No credit card means no accidental subscription if you get busy and forget.

What comes after the free period

Binsr Standard is $75 per inspector per month, or $70 billed annually, with admin and office staff free. Pro is the same $75 base plus $4 per completed inspection for the AI layer.

Most customers pay less. Founding Inspector pricing takes 10% off for life for our first 500 customers. InterNACHI members take $5 per inspector per month off. Veterans, or companies that employ one, take another $5. All three stack, down to $57.50, and the average across everyone who claims at least one discount is $63 per inspector per month.

Payment processing is passed through at cost, 2.9% plus $0.30 on cards and 0.8% on ACH, which over a few hundred jobs a year can move more money than the subscription line does.

Compared with the time value of even one hour saved per inspection, the software price is rarely the deciding economic factor for a full-time inspector. The important question is whether the platform actually saves those hours.

How to use a trial so you learn something

Do not spend five inspections making fake reports on a demo property. You will learn nothing and it will feel great.

Use live jobs. Import your own comments rather than the sample template. Deliver the actual report to the actual client. Email support with a real question and see how long the answer takes. Try the booking and payment flow end to end. Ask one of your regular agents to open the agent dashboard and tell you honestly whether it is better than what they get now.

Then compare the time you spent against your current process, per inspection, from arrival to delivered report.

If the platform does not save you meaningful time or improve the client experience, do not subscribe. That is a successful trial too. But if it does, you now have evidence instead of a hunch.

The Binsr verdict

There is no worthwhile free-forever home inspection platform, and chasing one costs more than it saves. There is, however, a very low-risk way to evaluate one of the strongest modern options: run five real inspections in Binsr with no time limit and no credit card. That is enough evidence to make a real decision, and if the answer is no, it cost you nothing but the comparison.
