How much does home inspection software cost in 2026? Compare subscriptions, per-inspection fees, payment processing, websites and total ownership costs.
Quick answer: Home inspection software pricing is only the beginning of the real cost. Inspectors should compare subscription fees, per-inspection charges, payment processing, additional seats, websites and add-ons. On total value, Binsr is our benchmark because Standard starts at $75 per inspector and includes much of the surrounding business stack.
Home inspection software usually runs $50 to $109 per month before add-ons. If you are still shortlisting, start with the best home inspection software for 2026. The important question is not which subscription is cheapest. It is which platform replaces the most software and the most labor for the money.
The headline range
Mainstream subscription pricing sits between roughly $50 and $109 per month. Per-inspection models run from about $3.75 to $7.50 per job.
Binsr Standard is $75 per inspector per month, or $70 billed annually. Pro is the same $75 base plus $4 per completed inspection for the AI layer.
Spectora is $109 for the first inspector and $99 for each additional one. HomeGauge is $89. Home Inspector Pro is $89. Palmtech is $50 per user, or $500 per year. Inspector Toolbelt is $79 plus $35 per additional inspector.
ISN charges per inspection processed: $7.25 for the first 50 in a month, $5.50 for the next 50, $3.75 from 101 to 150. Tap Inspect is $7.50 per job in blocks of 20, or $90 per month unlimited. EZ Home Inspection Software is $199 per year for desktop, $299 for desktop plus mobile.
On paper that puts Binsr in the middle of the category. In practice it is one of the strongest value positions, because Standard already includes much of the surrounding business stack.

All figures are from each vendor's own published pricing page, verified August 2026. Where a vendor publishes a price without qualifying it, read it as per inspector: that is the category norm, and assuming the more generous reading is how buyers get surprised.
The costs that change the ranking
The subscription line is rarely the biggest number. Four other costs move it more.
Payment processing. You will run every inspection fee through it. Binsr passes card fees through at cost, 2.9% plus $0.30, and ACH at 0.8%. Rates elsewhere run higher. On a $462 average inspection fee, half a percentage point is about $2.30 a job, which is $575 a year at 250 inspections. That is most of an annual subscription, hidden in a line nobody tables.
Extra seats. Binsr bills per inspector and office staff are free, so schedulers and bookkeepers cost nothing. Spectora is $99 per additional inspector. Inspector Toolbelt is $35, which is genuinely cheaper than our $75 for a growing team and we would rather say so than have you discover it later.
Websites. Spectora's Base site is $699 per year or $69 per month plus a $499 setup fee, and Pro is $1,599 per year or $159 per month plus $799 setup. HomeGauge is the same. EZ charges $399 setup plus $399 per year. Binsr's Websites and SEO add-on is $100 per month, half price for the first six months, with no setup fee.
The tools you keep paying for anyway. Scheduling, CRM, agreements and payment collection all cost something. A $50 report writer plus a $50 scheduler plus a $30 CRM is $130 before anyone writes a report.
The AI cost that is coming whether or not it is on the invoice
Binsr Pro charges $4 per completed inspection for the AI layer, and it is worth understanding rather than flinching at.
AI has a real per-use cost. Binsr prices it in openly from day one. Most platforms do not currently factor AI usage into their pricing at all, which means that cost arrives later as usage grows. A low headline price with AI bundled in is a bill deferred, not a bill avoided.
When you compare vendors, ask a direct question: what happens to this price as AI usage scales? A vendor who has already answered that is a vendor whose pricing you can plan around.
Like-for-like, because most comparisons are not
The most common mistake is comparing Binsr Pro against Spectora's base plan. That is not like-for-like, because Spectora Advanced is an add-on at $4 per published inspection on top of the $109, not a replacement tier.
Compared properly, at five inspections a month Binsr Pro is $95 against Spectora Advanced at $129. At ten it is $115 against $149. At twenty, $155 against $189. At forty, $235 against $269.
Here is the honest caveat that belongs in every version of this comparison: Spectora's $109 base includes AI Comment Assist free for all users. If comment help is genuinely all you want, flat $109 beats Binsr Pro above roughly nine inspections a month. That is a real answer, and it is the right one for some inspectors.
What inspectors actually pay for Binsr
List price is $75, and most customers do not pay it. Founding Inspector pricing takes 10% off for life for our first 500 customers. InterNACHI members take $5 per inspector per month off. Veterans, or companies employing one, take another $5. All three stack, down to $57.50.
The average across everyone who claims at least one discount is $63 per inspector per month.
That number changes the ranking rather than nudging it. At $63, Binsr Standard is 42% cheaper than Spectora, 29% cheaper than HomeGauge and Home Inspector Pro, 30% cheaper than Tap Inspect Unlimited and 20% cheaper than Inspector Toolbelt. Only Palmtech and EZ come in lower.
Why Binsr is a stronger value than the sticker price suggests
At $75, Binsr Standard is not trying to be the cheapest report writer. It is trying to replace the report writer, scheduling layer, booking flow, agreements, payments, client and agent portal, CRM and business dashboard in one subscription.
Count what you would cancel. If Binsr absorbs a scheduling tool and a CRM you currently pay for, the comparison is not $75 against $50. It is $75 against $130.
When cheaper really is better
If you do only a handful of inspections each month, a pay-as-you-go product is genuinely cheaper. Tap Inspect at $7.50 a job costs $75 across ten inspections and nothing in a quiet month.
If you need only a report writer and nothing else, Palmtech at $50 is rational, and EZ at $299 a year is cheaper still with offline use and voice-to-text included.
If you already have a deeply integrated stack that works, replacing it may not save money at all. Switching costs are real, and a workflow your team runs well has value that does not appear on a pricing page.
How to work out your own number
Compare the platforms side by side, then take your actual monthly inspection count. Multiply it out on each pricing model, including per-inspection fees. Add every subscription the platform would not replace. Add payment processing at your real annual revenue. Add website costs and setup fees, amortized.
Then divide by inspections completed, and ask what each platform does to the hours you spend writing. For a full-time inspector, an hour saved per inspection outweighs almost any subscription difference in the category.
